The site commands an important position on the intersection of Warreners Lane and East Road at the heart of the St. George’s Hill Estate. Well enclosed by existing woodland and ornamental planting, there are only glimpsed views into the site from neighboring properties. Veteran trees, including oaks, beech and chestnut command the northern half of the site, while the existing cottage sits in the open, sunny, southern ‘point’ of the site. A small ornamental pond and flagstone terrace mark the formal setting of the now derelict cottage, with a narrow flight of steps leading down to the open lawn at the heart of the site. The site is accessed via a shared gravelled drive at the southwestern corner and by a pedestrian path on the eastern side of the site.
The site covers an area of 3,097sq.m (0.3Ha) and falls within the St George’s Hill Estate, Weybridge, Surrey. As the site is within the St George’s Hill Estate, the permission of the St George’s Hill Residents Association (SGHRA) is required. The site is situated to the west of the junction between Warreners Lane, East Road and a private access road. All roads within the Estate are privately owned and therefore managed and maintained by the Residents Association. The site is characterised by extensive mature tree cover, which creates an exclusive private landscape within which high quality executive dwellings are spread at low densities. The unique character of the Estate is its unique selling point that creates an air of exclusivity to which residents are drawn. Tree cover encloses the site on all boundaries. The nearest neighbouring property is some 50m to the east, another properties lies slightly further beyond to the west. To the north the nearest properties is some 70m away with more extensive tree cover acting as a buffer between the properties. Continuous woodland is located some 170m to the south and open water is 380m to the north.
